🟢 Market Status: Stable (Seasonally Balanced)

Coastal North Carolina closed out 2025 with steady pricing, consistent buyer demand,
and a normal seasonal slowdown. While activity eased from peak months, well-priced
homes—especially in Brunswick County—continued to sell at healthy levels.
This market favors informed buyers and realistic sellers heading into 2026.

  2. Ocean Ridge Plantation – Strong “Big Cats” golf demand; new phase lots sold quickly
  3. Brunswick Forest – Top overall volume in Leland; newer builds moved fast
  4. Compass Pointe – Gated luxury surge; resort pool/social events drove interest
  5. Rivers Edge – Riverfront serenity; Arnold Palmer course properties popular
  6. Leland (overall town) – Fastest-growing area; multiple subdivisions contributed
  7. Magnolia Greens – Affordable golf value leader
  8. Sea Trail Plantation – Coastal golf value play near Sunset Beach
  9. Crow Creek – Steady gated golf sales in Calabash
  10. Holden Beach & Oak Island – Island properties rounded out the top 10 with premium sales
